Comfort break / networking

More info...

talking-to-prsAfter three high powered and detailed talks, you will be ready for a cup of tea or coffee and a biscuit!

The first break is quite a long one, to give you time to take a look at our fabulous exhibitors!  You will find these mostly in the Exhibitors Hall although there may be a few in the lobby area.

All of them will be only too delighted to talk to you and maybe give you a bit of advice if you need it.  So if you are worried about a tenancy deposit issue, thinking of setting up as an agent and want to talk to ARLA or are interested in the service offered by the Property Redress Scheme, now is your chance.

arla-cardiffYou may also be able to catch up with some of our speakers - for example David Smith will probably be found at the Anthony Gold stand.

Just make sure you are back in the main conference hall for the start of the next talk!

12.00 pm

Landlords Repairing Obligations - Peter Marcus

More info...

Peter MarcusOur speaker for this talk is Peter Marcus, a specialist housing barrister from Zenith Chambers in Leeds.

Peter came to the Bar following a career in campaigning and public housing, having worked in Manchester’s Hulme Redevelopment, for Camden LBC and for the Joseph Rowntree Foundation.

He loves training and has his own style - humorous with lots of annecdotes but packed full of detailed legal knowledge.  Delegates on his courses are always very engaged and enjoy the day.

His topic today, landlords repairing obligations, is a huge and quite complicated subject.  Peter will be discussing the landlords' repairing obligations under the Landlord & Tenant Act 1985 as well as looking at some of the more recent, and quite surprising, developments in this area of law.

This is an important talk for all landlords and all agents.

12.30 pm

The Housing Health and Safety Rating System - Giles Peaker

More info...

Giles PeakerGiles Peaker is a solicitor and partner at Anthony Gold solicitors and specialises in housing law. He was joint finalist for Young Legal Aid Lawyer of the year in 2010, is editor of the highly regarded Nearly Legal Housing Law update site and appears frequently in national press, TV and radio.

Today he will be talking about the Housing Health and Safety Rating System - this is the standard Local Authority Environmental Health Officers use when they are inspecting a rented property to see if it complies with health and safety standards. This is particularly important now, as a notice served after one of these inspections can prevent a landlord from serving a section 21 notice for a six month period.

See below where Giles is interviewed by Tessa about the Nearly Legal Blog:

Lunch will be served in the lobby area outside the conference and exhibitors hall.

Special diet requirements are no problem to the Hilton Hotel chefs so please when booking let us know if you have any special diet requirements and we will make sure that you are catered for.

We allow an hour for lunch, so this will give you plenty of time to have another look around the Exhibitors hall, and perhaps more importantly, network with other delegates.

We are often told that by delegates how much they enjoy meeting other people in the same line of business.

Being a landlord or letting agent can sometimes be a bit lonely if you work on your own and the Landlord Law Conference is a great opportunity to talk to others and maybe find that they have the same problems and concerns that you have.  After all, a problem shared is a problem halved!

It is also a time for determined smokers to congregate outside and for everyone to re-charge their batteries before the afternoon sessions.

02.00 pm

Update on HMO law and practice - David Smith

More info...

David Smith in this second talk will be talking about a very complicated topic which he knows very well - Houses in Multiple Occupation or HMOs.

David wrote one of the original books on the topic and much of his 'day job' consists of acting for landlords who are being prosecuted by local authorities under the HMO regulations - and frequently getting them off.

David has done a talk on HMOs at most of our Conferences.  We have asked him to concentrate on licensing this time, but he will also give you an overview of the law and bring you up to date with any new developments.

You can see him speaking at our 2013 conference in the clip below:

03.30 pm

Fire Safety - Warren Spencer

More info...

Warren Spencer is a solicitor and real expert on fire safety law - a very important topic, not least because the courts are imposing increasingly harsh sentences on landlords who fail to comply with the fire safety regulations.

Dealing with Death - Sam Madge-Wyld

More info...

Sam Madge Wyld is a barrister from Arden Chambers in London and for the last talk in the conference is going to be talking about something which puzzles a lot of landlords and tenants, and even letting agents.

What is the legal situation if the landlord or the tenant dies?  Does the tenancy end or does it carry on?  And if so - how do you stop it?  What are the rules?

Sam has also promised to spend a bit of time talking about assignment of tenancies as this is also a somewhat misunderstood area of law.
